Project Description
This new construction single family residence located on the Long Island coastline was designed to respond to spectacular water views while also addressing issues of sustainability and connection to local context. The design maximizes natural light, views and the relationship of interior and exterior spaces. The home’s form is a composition of two offset wings aligned parallel with the shoreline and connected with common circulation areas at each floor level. A semi-detached office and pool cabana align with the northern wing at the east end of the composition. The sheltered location of the lap pool, placed perpendicular to the water, aligns with and determines the location of the principal parting in building massing. This opening creates outdoor rooms which function as primary living spaces at both floor levels. The north elevation offers sweeping views of the coastline, extending interior spaces out to the continuous decks. On windy days, the spaces between the building forms provide outdoor shelter. The glass walls allow sunlight into the open interior, while louvered screens and dual track motorized shades are activated depending on sun angle and time of day to control shading and privacy. The high-performance glazing, fixed aluminum louvers, and closed cell foam insulation meet local energy efficiency standards to achieve HERS certification and ensure comfort. Mechanical equipment, shading, and lighting controls are all integrated through internet-based control systems. Low temperature radiant flooring is served by a geothermal heat pump system. The landscape design follows xeriscape concepts with the use of plant local species to eliminate irrigation and unify the site with the local native landscape. The five bedroom house provides an open kitchen with adjacent dining and living areas and family room. The pool house with studio and bathroom includes a second floor office. Guest quarters are located on the second floor of the garage structure.
