Project Description
This affordable multi-family project is located in the heart of downtown Albuquerque on an urban infill site, only two blocks from the Alvarado multi-modal transportation center. The city is greatly in need of affordable living options for families in an urban environment. The walkable context includes access to local and regional public transportation, employment, dining, entertainment, shopping, City government facilities, and close proximity to the zoo, aquarium and botanical gardens, churches, schools, and the City’s major hike/bike trail system along the Rio Grande.
The project consists of 71 units of functional housing in a series of three story buildings laid out in simple courtyard forms. Resident parking is provided on site and conveniently located in a tuck-under configuration at grade. The development is designed to create a family lifestyle in a downtown urban setting with a strong connection to the city infrastructure. It also provides sustainable features that will ensure that residents have a quality home for years to come.
The three residential buildings achieved LEED Platinum certification and the community building achieved LEED Gold certification. The project is also designed to meet or exceed sustainable design standards of the 2011 Enterprise Green Communities program. Sustainable features include low-emitting materials throughout and hard surface flooring in all the dwelling units to improve indoor air quality. Water conserving appliances and fixtures are used throughout including 1.2 gpf toilets, 1.5 gpm showerheads and kitchen faucets, and 0.5 gpm bathroom faucets, and ENERGY STAR appliances. Photovoltaic array sized to generate enough electricity to power the common area lighting and equipment are installed.
