Project Description

FROM THE ARCHITECTS:

The 36,995 square foot beachfront lot was originally purchased in 2000 with grand plans for building a spectacular “tropical family estate.” This stunning oceanfront property is of the few lots that have not been subdivided and extend all the way from Kalaheo Avenue, a primary town road, to the ocean. Design work and construction was started throughout the mid-2000’s but conflicting priorities and delays halted progress and the property was sold, unfinished, in 2013. The property’s new owners reengaged the project and enthusiastically picked up where they left off.

The site itself presented a unique set of challenges. While the lot is large, it is exceptionally long and narrow at 75’ wide by nearly 500’ long. This makes it difficult to maximize views, particularly to the ocean, which is the site’s greatest asset. Additionally, strong on-shore trade winds come from the direction of the primary view and the resultant salt spray is highly corrosive.

The original owners’ vision was to create a strong indoor-outdoor relationship while capturing the stunning property views in as many ways possible. The new owners loved the overall design and wanted to build upon it, updating and unifying the various stages of the interiors and renovating areas where necessary.

After nearly 15 years, the project was completed in early 2015. The design created a contemporary Hawaiian-style cluster of buildings featuring a two-story main house, guesthouse, pool, BBQ pavilion, and auto court. The layout successfully maximizes natural ventilation and views, while also buffering the living, lanai, and outdoor spaces from the trade winds and optimizing areas for outdoor living.
