Project Description
The City of Fontana is welcoming the development of Senior Housing and this project offers the opportunity to reinforce the vitality of the urban fabric by creating a multi-family building presence along Laurel Avenue and smaller scale town home units in close proximity to the neighboring residential North to the project.
In order to accommodate the proposed 48 units, facilitating a financially sustainable project, it will be necessary to apply to a Spot Zoning change from the existing R-2 zoning to a proposed R-3.
The layout of the site and the distribution of the several structures are conceived to be sympathetic to the surrounding context (single detached homes on the North site boundary and multi-family buildings at the South side of the proposed project).
The main access throughout the site is located along the existing multi-family development ensuring that traffic and emerging noises will not affect the single detach homes (located at the R-1 parcels). We are providing an additional fire lane access for exclusive-controlled use by the Fire Department.
The lower density areas (materialized with town homes) are located next to the R-1 existing residential and to the existing school located at the east end of the parcel.
The proposed east-west landscaped pedestrian axis connects the Recreation Center and amenity area with all the residential units, emphasizing the sense of community environment and providing handicapped accessibility
The use of green materials and the incorporation of alternative source of energy on top of covered parking areas, makes this project a model of modern sustainability.
