Project Description
This 748,000 sf, mixed-use, transit-oriented development, located 1800 Rockville Pike, will urbanize an under-utilized site directly adjacent to the Twinbrook Metro Station and expand upon several smart-growth initiatives. 1800 Rockville Pike in Rockville, Maryland features a new Safeway to anchor the development. 1800 Rockville Pike is the first project to be approved in Twinbrook under Rockville’s new Mixed-Use Transit District (MXTD) zoning guidelines and will help continue the transformation of the area into a walkable neighborhood.
The project will incorporate 100,000 sf of ground level retail including the 60,000 sf Safeway grocery store, and four levels of market-rate residential apartments above, totaling 356 units, as well as two levels of structured parking below ground. The design seeks to emphasize the crossing of multiple uses by providing multiple entry and connection points that serve retail, resident, and parking users alike , enhancing the initiative to establish a vibrant 24-hour urban community.

The architecture will break the overall mass into three distinct buildings, situated around four internal courtyards with extensive landscaping and resident amenities including a pool, fitness center, club room, and business center. Linkages between the three buildings provide opportunities for visual connection to the street from internal common spaces that would otherwise be closed-in. At the street level, several public plaza areas are situated around major building entry points serving the retail, grocery, and residents alike, and will provide opportunities for public art.
Twinbrook West is targeting LEED Certification with commitment to water and energy conservation and will develop and implement a Transportation Demand Management Plan to minimize the number of vehicle trips generated by the project and promote non-auto use.
